Listing history
Every export row and scan result becomes listing history on one property. Duplicates are grouped, price and status changes are kept, and stale statuses are never trusted without evidence.
Public records
Parcel number, living area, baths, year built, tax bills and recorded sales from supported county record sources — including whether the current bill carries an owner exemption an investor would lose.
Comparable properties
After-repair value from similarity-weighted recorded sales, with the adjustments and each comp's contribution shown. Rental comps accompany every rent estimate.
Rental market
Rent estimates with their range and comparables, ZIP-level asking prices, price per square foot and days on market.
Property details
One normalized record per property. Each fact keeps its source, and disagreements between sources are flagged instead of silently resolved.

Confidence
An estimate without confidence is just a number.
Real estate data is often incomplete, outdated or inconsistent. ParcelForge scores the evidence behind each analysis — separately from how attractive the deal looks — and holds back firm offer guidance when the evidence is thin.
Quality
Is the property matched to a parcel record? Do sources agree on square footage and baths?
Recency
Is the listing status verified by a live source, or only an old export code?
Completeness
Are rent, tax, value and comparable evidence all present — or is something assumed?
Agreement
How closely do the comparables match, and how wide is the estimate's range?
Confidence is a 0–100 score of evidence quality, recency, completeness and agreement — not a statistical probability. It is always shown beside the score, never hidden inside it.

The walk-away price is the highest price at which the strategy still meets your viability rules. The target range runs from the price that survives a 10% rent shortfall up to that ceiling.
